2213 McElderry Street is located in the Middle East Urban Renewal Area (McElderry Park) in Baltimore City. It is a build to suit for Johns Hopkins Bloomberg School of Public Health. This office building is four stories consisting of a total of 31,788 square feet. Johns Hopkins consolidated several existing programs scattered in other locations into this one building to create this High Security Research/Community Service facility. The site was very tight and only allowed ten on-site parking spaces. In order to meet zoning requirements, thirty spaces were leased across the street from the Baltimore City Parking Authority. Multiple underground storage tanks and contaminated soils had to be removed, including one in the city's right-of-way, found when making utility connections. There was low water pressure in the area which required the addition of a fire pump room with dedicated electrical service. All of the office walls are constructed floor to deck with sound insulation in walls and ceilings. Each office has separate HVAC supply & return ducts with sound baffles. Site excavation took place during Baltimore's rainest October on record. The building was delivered in 14 months from demo to U&O.
