The Distinguished Merit Award recognizes an individual who has made a lasting impact on NAIOP Maryland — an honor awarded only five times since the Awards of Excellence began in 2000.

This year, the honor was given to the late Roger Waesche, Jr. a truly deserving recipient whose legacy continues to shape our industry.

A steadfast supporter of NAIOP’s legislative initiatives, Roger played a pivotal role in establishing the Penny a Foot fund. Encouraged by past president Cathy Ward, he approved an annual six-figure commitment that laid the foundation for NAIOP’s advocacy efforts in Annapolis. His early endorsement helped build credibility and momentum, ultimately bringing other major firms into the fold and positioning the Maryland chapter as a national model for collaboration across the commercial real estate industry.

Roger’s leadership extended beyond advocacy. Alongside Rand Griffin, he helped guide the transformation of the Constellation Energy Real Estate Group into a publicly traded REIT. After serving as CFO, he rose to COO and later CEO of COPT, leading the company until his retirement in 2016.

Never one to step away from the deal-making he loved, Roger later co-founded Waeber Property Group, a successful investment and development company with approximately 2 million square feet of flex and industrial space across multiple states.

Roger was universally loved and admired. He gave those who worked for him independence and freedom, along with generous support and insight.  Roger was competitive in business while also kind and considerate.  He was brilliant but humble.  He was soft-spoken but thoughtful and eloquent.

This recognition serves as a lasting tribute to his profound impact on NAIOP Maryland and the broader commercial real estate community.
